How do I check proposed development near a house?

Before you buy, rent or build, it helps to know what is planned nearby. Five checks cover most of it.

1. Find out who decides

Land inside city limits is usually governed by the city; land outside them by the county. Their planning and zoning departments hold the applications, and state transportation departments list road projects.

2. Look up the address

Use HomeSignal's Development map. Start with projects marked Proposed: those are the ones still being decided.

Have a street address? Search it on the Development map and choose how far around it to look.

3. Read the official record

Open each project's record. Look at the status, the dates, what is being built and how big it is. A rezoning or a site plan says more about what is coming than a single building permit.

4. Look for hearings and comment windows

Many proposals go before a planning commission or council, with public notice beforehand. HomeSignal ZIP pages list government notices and upcoming public meetings where your local government publishes them. A hearing is where residents can speak.

5. Ask the planning department

Plans that have not been filed will not be in any record. The city or county planning desk can tell you about pre-application meetings, the future land-use map and what the zoning allows on nearby lots.
