Last updated October 9, 2026. These terms cover the HomeSignal website and HomeSignal Development Activity, including the $79/month Professional plan.
These Terms of Service ("Terms") are an agreement between you and HomeSignal ("HomeSignal", "we", "us"), a sole proprietorship, for the website at homesignal.net and its services, including HomeSignal Development Activity. By creating an account, subscribing, or using the service, you agree to these Terms and to our Privacy Notice. If you use HomeSignal for a brokerage or other business, you confirm you may accept these Terms for it. If you do not agree, do not use the service.
HomeSignal provides reports, monitoring and alerts about proposed, approved and active development projects, drawn from public-source information. HomeSignal is an information service. It is not a real-estate broker, does not facilitate real-estate transactions, does not provide mortgages, and does not provide investment, legal, financial or real-estate advice.
You must provide accurate account information and keep your sign-in secure. You are responsible for activity under your account. An individual agent can register for their own single-person account, and is responsible for that account. Brokerage, team and enterprise accounts are arranged with HomeSignal by custom quote and managed by the brokerage owner, who is responsible for the people the brokerage invites.
The paid Professional plan of HomeSignal Development Activity is a recurring monthly subscription. It includes 100 new Development Activity reports each month, shared by everyone on the brokerage's plan, and the ability to reopen, share, download or print existing reports without using another report. A report with no development data for its area does not use one. Free evaluation reports, where offered, are separate from the paid plan. Arrangements beyond the standard plan are available by contacting HomeSignal.
The Professional plan costs $79 per month, shown before checkout. You authorize recurring charges of that amount, plus any applicable taxes, to the payment method you provide, until you cancel.
The subscription renews automatically each month at the then-current price unless you cancel before the renewal.
You can cancel at any time. Cancelling prevents the next renewal charge. Paid access continues through the end of the billing period you have already paid for. After that, the account returns to the applicable free level, and reports you have already saved remain accessible. Cancelling is separate from asking for a refund.
Refund requests are handled under our Refund Policy.
Prices may be shown before applicable taxes. Payments may be processed by an authorized merchant-of-record or payment provider, which may collect and remit applicable sales tax, VAT or similar taxes. The provider and its terms are presented at checkout.
Real-estate professionals and brokerages may use HomeSignal in the ordinary course of their professional work, including to research properties and to inform their clients.
You may share HomeSignal reports you generate with your own clients and prospects, including by link, download or print, for the purpose of informing them about a property. Keep source links and the report's coverage and limitation statements with the report, and do not present a report as your own research or as a guarantee.
You may not: scrape, crawl or bulk-download HomeSignal data; resell, redistribute or sublicense HomeSignal's database or raw datasets; offer HomeSignal or its reports as a competing data product or white-label service; misrepresent HomeSignal information; interfere with or attempt to break the security or operation of the service; share account access outside your brokerage; or use HomeSignal to harass others or break the law.
HomeSignal summarizes selected official public records from covered sources. Public records can be incomplete, delayed, or amended, and coverage varies by place. A report may not include every project or change. Each project links to its official source so you can verify it.
HomeSignal information is for general information only. It is not legal, financial, investment, appraisal or real-estate advice. Verify anything you plan to act on with the relevant authority or a qualified professional.
HomeSignal, its software, design and compilation of information belong to HomeSignal or its licensors. Underlying public records remain public records. We grant you a limited, non-exclusive, non-transferable right to use the service and your reports as these Terms allow.
We work to keep the service available but do not promise uninterrupted access. Features and coverage may change as the product evolves. We may update these Terms and will update the date above; continued use after a change means you accept it.
We may suspend or end access for misuse, for breach of these Terms, or to protect the service or others. You may stop using HomeSignal at any time.
To the extent permitted by law, the service and all reports are provided "as is" and "as available," without warranties of any kind, including accuracy, completeness, timeliness or fitness for a particular purpose.
To the extent permitted by law, HomeSignal is not liable for indirect, incidental, special or consequential damages, or for decisions made in reliance on a report. Our total liability for any claim relating to the service is limited to the amount you paid HomeSignal for the service in the three months before the claim. Nothing in these Terms limits liability that cannot be limited by law.
